Our process

From concept to handover in six stages

Four to six months for a G+2 villa. Twelve to eighteen for the same villa built conventionally. Here is exactly where every one of those weeks goes — and what we need from you at each of them.

Pinn Arch

Prefabricated

Conventional build

Same villa, same plot

Solid bars show the shorter end of each range; hatched shows the upper end. Same villa, same plot, same finish standard — the difference is that our structure, envelope and services are manufactured while the site is still being prepared.

The six stages

Every stage has a date attached

01 Consultation &
design
2 WK
02 Engineering & approvals 3–4 WK
03 Factory manufacturing 6–8 WK
04 Transport
05 Installation 2–4 WK
06 Finishing &
handover
2 WK
Segment widths are proportional to the longer end of each stage.

01

2 weeks

Consultation & design

We visit the plot, analyse orientation, access and setbacks, and develop a 3D concept against your brief. Nothing is committed and nothing is charged until you approve what you see.

02

3–4 weeks

Engineering & approvals

Structural calculations are produced to UAE wind load 45 m/s and Seismic Zone 2A, drawings are prepared for submission, and we support the Municipality approval process through to consent.

03

6–8 weeks

Factory manufacturing

Frame, panels and services are produced under controlled conditions in our facility and released only when they pass inspection at fixed hold points. This is the stage where weather stops being part of your programme.

04

1 week

Transportation

Completed modules are delivered to site in sections, anywhere in the UAE. Route, sequence and crane positions are planned before the first module leaves the facility.

05

2–4 weeks

Installation

Modules are assembled on the prepared foundation and MEP is connected. What takes months of wet trades on a conventional site takes weeks of dry assembly here.

Finishing & handover

Final finishes, commissioning and snagging, then keys. You walk the building with us and nothing closes out until the list does.

16–21 weeks of programmed work

Published as 4–6 months from approval to handover. The difference is float held against authority approval, which sits outside our control and is the single most common cause of movement on any UAE project.

What moves the date

Three things change a handover date. Two of them are yours.

Outside anyone's control

Authority approval

Municipality timelines vary by emirate and by season. We prepare and support the submission, but we do not control the queue. The published 4–6 month range carries float for exactly this.

Yours

Design changes after production release

A change at week two costs a drawing revision. The same change at week nine costs a manufactured panel. Once the design is released to production, changes carry both cost and programme.

Yours

Site readiness

Foundation, access and utilities must be ready when the modules arrive. Modules waiting on a site are the one delay that costs money without producing anything.

Payment

Money moves against delivery, not milestones

40%

On order, once the concept is approved and engineering begins.

Stage 01–02

40%

On production, released against QC hold points in the facility.

Stage 03

10%

On delivery, when the modules arrive on your site.

Stage 04–05

10%

On handover, after the snagging list closes out.

Stage 06

Only 10% is held to handover because production, not paperwork, sets the schedule. VAT is excluded from all figures.

Frequently asked

The questions that come up first

Will Dubai Municipality approve a prefabricated villa?
Yes. Buildings are designed to UAE Building Codes and Municipality requirements, and approvals support is part of the turnkey scope. Structural calculations are issued for submission at Stage 2, and full test certificates are available for consultant review.
Externally: 25mm honeycomb stone, timber or leather-look cladding, with ACP available as an option. Internally: marble-look SPC flooring, gypsum ceilings, concealed LED and concealed MEP. The construction method is not visible in the finished building.
Four to six months from approval to handover for a G+2 villa. The six stages above total 16–21 weeks of programmed work; the remainder is float held against authority approval.
Indicative supply-and-install ranges are published by product — AED 1,450–1,950/m² for a G+2 villa, down to AED 950–1,200/m² for shell and core. A formal quotation follows a brief and a site survey.
Layouts are fully customisable within the module system. Design starts from your brief and your plot. The module sets the structural grid; it does not set the plan.
U-value 0.24 W/m²K on walls and 0.18 on the roof, with Low-E double glazing at SHGC 0.28 — up to 40% energy savings against conventional construction, and interiors that hold at 45°C outside.
A 10-year structural warranty, on a structure with a design life of 50+ years with maintenance. All steel is hot-dip galvanized at 275 g/m² and powder coated, rated for coastal C4 exposure.
To be confirmed — GCC delivery capability is a commercial decision that belongs on this page.
